About the Title Plant
Platted's integrated title plant contains recorded documents indexed by property, party and instrument number. This is the primary source for documents in your title examinations.
With the title plant you can:
- Have the plant searched automatically when the order is created, and search it by hand at any time from the Documents tab
- Search by instrument number or volume and page, by party name, or by legal description - subdivision, block and lot, or abstract, survey and acreage - each narrowable by filing-date range and document type
- Preview a document's images before adding it
- Add one document or many to the order in a single action
- Have every added document classified and its data extracted automatically
How Documents Reach an Order
Automatic first search. When an order is created with a searchable legal description - a subdivision with a lot or a block, an abstract number, or a survey name - Platted searches the plant for that property and adds what it finds. Those documents appear in the Documents tab and start processing without anyone opening the search window. An order created without one of those legal descriptions gets no automatic search, and every document is added by hand.
Manual search. The Search Plant button in the Documents tab opens the search window for anything the automatic search did not cover. If the order's search basis later changes so that it no longer matches the search that already ran, the Documents tab shows a notice with a Re-run plant search button. See Documents.
Primary Document Source
The title plant is where the majority of your exam documents come from. Use the plant to find:
- Deeds and conveyances
- Mortgages and deeds of trust
- Liens and releases
- Plats and easements
- Any recorded document affecting the property
For documents not in the plant (such as purchase contracts or title requests), use the manual upload feature. See Uploading Documents.
County Coverage
Coverage varies by county, and two things in the search window tell you what you are working with:
- The Type filter lists only the document types that county's index actually contains, so the choices change with the order's county.
- The header shows Plant current through, followed by a date. The plant holds documents recorded up to that date; anything filed since must be checked with the county directly.
The Search Plant button only appears on orders that have a county.
